Owned by Walton Stacy Office Partners IV, LP, and managed by T. Stacy & Associates, Bank of America Center in Austin is a 26-story, 261,619-square-foot tower in downtown Austin, TX. Designed by S.I. Morris Associates, Bank of America Center is a dramatic obelisk, wrapped in a curtain wall of bronze glass and with views of the State Capitol to the north, and of Austin's Town Lake to the south. The lobby, clad in travertine marble, provides an elegant entrance. Bank of America Center was completed in 1975.
Scorching central-Texas summer weather makes climate control one of the most significant drivers of energy consumption for buildings in the region. Walton Stacy Office Partners targeted HVAC and lighting-related savings in electricity to earn the ENERGY STAR for superior energy performance for Bank of America Center. In 2007, both chillers were removed and the Bank of America Center was retrofitted and connected to the Austin Energy district chilled water plant. Also in 2007, window film was installed on all of the windows of the building. In 2008, the energy management team completed a building lighting retrofit. All lights were retrofitted to electronic ballasts, reflectors, T-8 tubes, and compact fluorescent bulbs (CFLs).
