Owned and managed by Hines, 2555 Grand is a 24-story, 596,000-square-foot office tower within Kansas City's Crown Center, one of the nation's first mixed-use real estate developments. Designed by Zimmer Gunsul Frasca Architects and completed in 2003, 2555 Grand features a two-story lobby, filled with natural light through a two-story glass curtain wall. The lobby also features travertine floors and wood and granite accents. Other tenant amenities include a nine-level semi-enclosed parking garage--connected to the building through an underground tunnel--and a connection to Crown Center's entertainment, shopping, and restaurant venues via The Link, an 880-foot glass-enclosed elevated pedestrian bridge.


2555 Grand earned the ENERGY STAR for superior energy performance through a combination of original building features, active management, and select retrofits to the energy-consuming infrastructure. Original features include high-efficiency glazing on all building windows and variable frequency drives (VFDs) on all motors within the main building HVAC systems--allowing them to run at levels closely corresponding to actual demand. Retrofits to the building include the implementation of load shedding, which allows building managers to reduce excessive demand charges, replacing incandescent lamps with compact fluorescent and LED lamps, and the addition of a VFD on the main lobby air handling unit. Finally, energy-conscious management practices have been instituted. These include deliberately using the VFDs to run fans at lower speeds, adjusting discharge temperature and static pressure setpoints, and even distributing fan operation across the chiller coil face to improve cooling efficiency.
