Five-hundred Boylston, developed and managed by Hines and owned by Equity Office Properties, is a 25-story, 707,000-square-foot office complex in Boston's Back Bay area. The building's distinctive design includes carved rose granite cladding, with two-story windows, a vaulted copper roof, and strong exterior column detailing. The design, by John Burgee Architects with Philip Johnson as Design Consultant, also includes a main building entrance through a courtyard, framed on each side by two symmetrical wings, each faced with soaring columns. Five-hundred Boylston shares a 1,000-car parking garage with 222 Berkeley, an adjacent Hines building. In addition, the building features convenient access to the Massachusetts Turnpike, the Green Line subway, and the Back Bay commuter rail station. 500 Boylston received the Building Owners and Managers Association (BOMA) Building of the Year award in 1996, 2001, and 2005.
Five-hundred Boylston earned the ENERGY STAR for superior energy performance as a result of several upgrades and retrofits to the building's HVAC systems. All air-handling units (AHUs) at 500 Boylston are equipped with variable frequency drives (VFDs), which allow AHU operation to vary with changes in demand. VFDs are also installed on chiller, condenser, and chilled water pumps (and on the domestic pump, which provides water pressure to the building). Five-Hundred Boylston also uses a plate and frame heat exchanger, which enables building engineers to cool the building without the use of mechanical cooling systems when the outside temperature falls below 55 degrees Fahrenheit. Finally, 500 Boylston uses occupancy sensors to control lighting in all office and mechanical spaces.
