80-88 Winchester Street is a 16,173-square-foot building located in Newton, MA, a suburb of Boston. Three tenants currently occupy the building, two commercial office spaces and a retail store front.
Chapman Construction/Design, the largest tenant and property manager, has received the U.S. Green Building Council's (USGBC's) Leadership in Energy and Environmental Design for Commercial Interiors (LEED-CI) Platinum certification for its renovated offices within 84 Winchester St. The renovation began as an effort to offset a percentage of the building's electricity usage with a small photovoltaic (PV) awning on the south side of the building that would double as a sunshade to reduce cooling loads in the summer. This initiative morphed into a complete sustainable transformation that eventually included solar electricity generation through PV, solar thermal heating of domestic hot-water, enhanced natural daylighting, high efficiency lighting fixtures and controls, and water conserving plumbing fixtures. These measures have led to tremendous energy demand reduction within the building.
A 47 kW (DC) photovoltaic array, structurally fastened to the roof of the building, generates more than 90 percent of Chapman's electricity and 60 percent of the building's total. This sizable offset is due in part to the other energy efficiency initiatives incorporated into the project. The light fixture count was reduced, and remaining fixtures were replaced with high efficiency lamps, ballasts, and controls. This reduced the lighting load to 35 percent below the ASHRAE standard. A white roof helps to lower cooling loads by significantly decreasing the temperature on the roof where the remote terminal units (RTUs) draw their outside air. Window filming has also helped to decrease cooling loads by limiting the amount of solar heat gain from direct sunlight.
New dual flush toilets, waterless urinals, and low flow faucets in the bathrooms and kitchen were installed to help reduce water consumption. These measures reduced the water consumption to 60 percent below the ASHRAE standard. Other measures include low VOC paints, recycled furniture, ENERGY STAR qualified appliances, flooring made from rapidly renewable materials, recycled drywall, vegetated roofing, evacuated tube-solar thermal hot water, sun-tunnels, and more.
The renovation has not only provided great savings for its tenants, but also has become a model for many other building projects. Each initiative serves as an example and proving ground for Chapman's other projects. In addition, it serves as motivation for its occupants to watch their energy usage, as well as for others who visit the building on tours.
