One Beacon Street is a modern skyscraper in the Government Center neighborhood of Boston, MA. Built in 1971 and refurbished in 1991, it is Boston's 14th-tallest building, standing 507 feet (154m) tall and housing 37 floors. Its position near the top of Beacon Hill gives the building a commanding presence, though it is located away from many other Boston skyscrapers.

Because of the energy-efficient measures and practices implemented at One Beacon Street, the building earned the ENERGY STAR for superior energy performance in 2007 and 2008. In 2007, One Beacon Street made several changes to the HVAC operating schedule and stopped heating the parking garage to save energy.  Additionally, Chilled Water Reset was added, which changes the temperature of the chilled water cooling system based on outside weather conditions. The cooling tower is now drained during the cold winter months and relies more heavily on cold outside air to fulfill the building's cooling needs. Draining the cooling tower in the winter saves thousands of dollars by not having to buy steam to heat the tower to prevent freezing.

One Beacon Street is cooled by high-pressure, steam turbine-driven chillers. The system is redundant, and either one of the chillers can cool the entire building on its own.  Steam turbines can be very efficient when operated with sufficient load. When weather permits, building management minimizes steam use by employing a Thermocycle "free cooling" loop that relies on natural convection (cooling the chilled water with outdoor air).  In late 2007, One Beacon Street converted the Perimeter Fans to Variable Drive. Their speed varies based on outside temperature instead of always running at full speed. Building management also modified these fans to use both return air and outdoor air. This, along with the installation of controls that sense carbon dioxide, a function of occupancy, has resulted in an annual savings of 12 percent on steam and electricity consumption.


In 2008 the building underwent a lighting audit to find energy efficiency opportunities in tenant and common areas.  Energy-efficient fixtures were installed, and timers are now used in all mechanical spaces.  Also, inefficient exterior lighting was replaced, resulting in substantial energy savings.  Additionally, management provided these audits to individual tenants, resulting in several tenants upgrading their lighting systems as well.


In April of 2008, One Beacon Street attained Silver Certification under the U.S. Green Building Council's (USGBC's) Leadership in Environmental and Energy Design (LEED) Rating System. While preparing the application, management documented greater than 50 percent recycling efforts by the tenants, including a battery recycling program. Management has also begun testing waterless urinals and low volume urinals to help conserve water. Management has installed Hybrid Vehicle Recharging Stations and made arrangements for free use of showers for tenants that have chosen to commute by bicycle.
