Hoag Health Center-Newport Beach consists of three medical office buildings, two parking structures, and a proposed public caf?. The three medical office buildings in the center are the first medical office buildings in Newport Beach, California to earn the ENERGY STAR for superior energy performance. Building 520 is a 3-story, 111,980-square-foot building that houses a 37,688-square-foot Hoag Outpatient Center on the first floor. The Center includes the Mary and Dick Allen Diabetes Center, Hoag Cardiac Rehabilitation, Hoag Occupational Therapy, Hoag Physical Therapy, Hoag Pulmonary Rehabilitation, Hoag Speech Therapy, and Hoag Wound Healing, as well as related conference and activity rooms. The other floors hold medical practices in the specialties of Cardiology, Endocrinology, Gastroenterology, General Surgery, Family Practice, Internal Medicine, Pulmonology, Nephrology, Urology, and Urogynecology. 


Each tenant suite was designed to perform 10 percent below Title 24 energy requirements to comply with standards set by Savings by Design, a program administered by Southern California Edison Company. As part of the design, the building management team made energy-efficient electrical and mechanical decisions.


For the electrical infrastructure of the building, the lighting for the tenant improvements is designed in accordance with Savings by Design Requirements.  Savings by Design requires energy usage to be 10 percent less than allowed by the State of California Title 24 energy requirements. Over 95 percent of the lighting in this project utilizes T5 and T5HO fluorescent lamps or compact fluorescent lamps (CFLs) with electronic ballasts for the optimum balance between lighting levels and energy savings available. Most tenant lighting is controlled automatically by occupancy sensors so lights are only on when the spaces are occupied. In the Hoag Outpatient Center project, a lighting control panel was used to control lighting in the large open areas. The lighting control panel allows users to manually turn lights on and then automatically turns them off again at a selected time.


For the mechanical infrastructure of the building, the team made strategic decisions to optimize energy use and reduce energy consumption. In addition to the technologies listed to the right, the team implemented the following:

-- High performance air filtration (95 percent efficiency)


Stage 5 - Heating and Cooling Plant

-- Dedicated HVAC systems for 24 hr/day loads

-- High efficiency condensing units for added split systems


Other Technologies/Strategies

-- Water saving fixtures for lavatories of 0.5 GPM in lieu of 2.2 GPM

-- High efficiency domestic hot water heaters

-- Hot water recirculation system for domestic hot water

-- Hot water re-circulating pump on Aquastat control
