Spring Branch Professional Building is an eight-story medical office building located in Houston, Texas. Our 100,920 square foot facility was built in 1984 as an ancillary facility to support the office needs of the physicians on staff at the Spring Branch Hospital. Healthcare Realty Services owns and manages the building which shares a campus with the hospital.
We began benchmarking our facility using the EPA's Portfolio Manager as part of a corporate-wide program initiated by Healthcare Realty Services in 2003. Our building has several technologies that have improved our energy efficiency, including:
Lighting: In 2003, we retrofitted the existing T-12 with T-8 technology. This was done in house.
Exterior Insulation: The building has an Exterior Insulation and Finish System (EIFS) which improves insulation performance, reduces heating and cooling loads and improves efficiency.
Water Source Heat Pumps: Our building is heated and cooled by 186 water source heat pumps. This technology allows heat which is acquired in one part of the building to be used to warm other areas of the building that may need it. On-going and aggressive maintenance on the water source heat pumps plays an important role in the effectiveness of this technology. We continue to replace aging units that have reached the end of their useful life.
In addition to having energy-efficient technologies, our building's efficiency is attributed to the efforts of our maintenance staff. Our maintenance staff has years of experience with the maintenance and repair of the heat pump units. Our staff strives for 100% completion of our preventative maintenance measures which help ensure we continue to maximize the efficiency of these pumps, as well as other building systems.
Operation of the water source heat pumps contributes to our building's energy efficiency. Each pump is controlled by an individual thermostat which is set to a constant temperature maintained 24 hours a day, 7 days a week. The Property Manager, Joyce Tyler, theorized that because of our climate region, shutting down the pumps at the end of the working day and on the weekends would result in high temperatures in the building; therefore, more energy would be needed to cool the building in the morning than it would to run the pumps constantly to maintain a consistent temperature. She tested this theory on another building she manages and witnessed a savings when she kept the pumps running at a constant temperature. In the future we hope to install programmable thermostats on each pump in order to adjust temperatures based on occupancy which will enable us to increase our energy savings.
Joyce Tyler, Property Manager of Spring Branch Professional Building, was presented with the ENERGY STAR at the Building Owners Managers Association Annual Meeting in Anaheim, California. A picture of the awards presentation was published in the BOMA magazine.
