Owned and managed by Hines, Gateway Oaks IV is one of four buildings in the prestigious Gateway Oaks office campus, located in the exclusive Natomas submarket of Sacramento, California. Designed by B.H. Bocook and completed in 1998, Gateway Oaks IV measures four stories and some 82,000 square feet. The exterior is clad in sand-colored architectural precast, banded with continuous ribbons of reflective blue glass. Tenant amenities include an elegant lobby finished in polished granite, a campus setting including mature trees and water features, and a location that is both highly accessible by car and within easy walking distance of numerous restaurants overlooking the Sacramento River.
Gateway Oaks IV earned the ENERGY STAR for superior energy performance through extensive retrofits to the building's infrastructure and a commitment to the active management of building energy consumption. HVAC systems were a major focus for retrofits, with a complete recommissioning of the HVAC system allowing optimal performance and energy efficiency. In addition, new digital controls were installed on a boiler and four rooftop air handlers, integrating them with the digital building management system and giving property managers and engineers centralized control over their operation. Lighting was another focus of retrofits at Gateway Oaks IV; high-efficiency fluorescent lamps replaced high-pressure sodium fixtures in exterior lighting, while150 new occupancy sensors in tenant and common spaces help to reduce unnecessary light operation.
