We began this project by working with our local Winneshiek Energy District to help us start tracking energy usage in EPA's Portfolio Manager tool and set up an energy audit through our local gas provider, Black Hills Energy.

Briefly, these were the projects we have implemented in the past 4 months:

-- Invested in the building envelope when the business moved to the new 312 Water St. location in 2008.

-- Invested in a heat-recovery tunnel system designed to capture heat produced by the refrigeration and freezer compressors.

-- Invested in a high-efficiency HVAC system and Web-based controls.

-- Partnered with the Winneshiek Energy District to create a Portfolio Manager account and upload energy use data to measure and track energy performance.

-- Partnered with the Winneshiek Energy District to conduct a Commercial Energy Audit.

-- Implemented day-to-day operational changes suggested in the Commercial Energy Audit.

It became obvious that our 14-year-old, undersized HVAC unit could not provide the proper amount of heating and cooling for our grocery store. The engineering firm we worked with suggested a high-efficiency dual HVAC system that increased our capacity from 12.5 tons to 20 tons. We installed Web-based controls that now include setbacks when the store is closed and have alarms on critical systems. We have also made use of our compressor tunnel system that houses all of our refrigeration and freezer compressors in a tunnel in the basement of our building. We recapture the heat produced from the compressors in the colder months to supplement our heating needs into our HVAC system about 9 months out of the year. In May 2011, we used about 2,000 KWH less compared to the same period in 2010. Our gas usage dropped about 50 CCFs in the same period as well.

We are also wrapping up an insulated, reflective roof project. We chose to install an R-38, insulated white roof on our building which will have a huge impact on our energy usage. The previous roof was less than R-10.

Educating our staff on proper cleaning of compressors and stocking open-faced coolers is also having a big impact on energy usage.

The total cost of installing our new roof, the two HVAC units, controls, and other systems totaled about $75,000.
