Franklin Square, owned by TIAA, a LEED Silver Certified, 12-story,  Trophy office building is located in Washington, DC's East End Market. The design, by John Burgee Architects with Philip Johnson, evokes the architectural traditions of historic Washington, with an exterior clad in Indiana buff limestone, and massive 11-story columns supporting a classic French mansard roof. The verticality of the facade is continued in the building's lobby, with six free-standing fluted limestone columns rising three stories beneath a coffered ceiling of translucent glass panels. Illuminated from above, these panels create a skylight effect, illuminating the lobby's green and black marble floors and limestone walls, accented with inlays of semi-precious red jasper.

Consecutive ENERGY STAR Certifications for Franklin Square have been a result of both existing building design features and continuous mechanical upgrades. The curtain wall incorporates a thermally-inspected insulation system, coated thermal glass windows and a thermal break mullion system. Mechanical Upgrades include High Efficiency chiller replacement, domestic water booster pump system with Variable Frequency Drives (VFDs), central station supply Fan Array upgrades and an elevator modernization.

Franklin Square is a partcipant in a PJM Electricity Demand Response Program.
