Completed in 1990, 343 Sansome
occupies a full block in San Francisco's Financial District,
combining a new 16-story building with an existing, historically
significant building and offering 232,000 square feet of net
rentable office space. At the lobby level, 343 Sansome includes
approximately 13,000 square feet of retail space, which is open on
three sides to the surrounding neighborhood and a sculpture court.
A landscaped rooftop garden is open to the public during business
hours, providing a significant amenity to tenants and visitors.
The new construction's sensitivity
to its adjoining building reflects the care with which the project
was conceived. John Burgee Architects, with Philip Johnson as
design consultant, designed 343 Sansome in accordance with San
Francisco's Downtown Plan, which emphasizes "meeting the
housing, open space, and transportation needs created by downtown
development, and preserving significant older buildings and their
settings." As a result, the building's scale and design are
sympathetic to the character of the other buildings in the
Financial District, and 343 Sansome further avoids casting new
shadows on public park spaces in the area.
The building owner and
management have exercised similar attentiveness in managing the
energy use at the site. By retrofitting select building systems,
343 Sansome Street earned the ENERGY STAR for superior energy
performance. Climate control systems include high-efficiency
chillers and variable frequency drives (VFDs) on all of the
building's air handling units, which allow the volume of air moved
in the building to vary depending upon demand. Other areas of
significant energy savings include the use of high-efficiency T-8
fluorescent bulbs, and the installation of a Windows-based
building energy management system incorporating Direct Digital
Control (DDC). This system enables centralized, real-time
monitoring of building systems, zone by zone, and gives management
the ability to monitor and maintain building conditions at optimal
levels, improving tenant comfort while simultaneously improving
energy efficiency.
343 Sansome's
exterior design is sensitive to its impact on its neighborhood, and
its interior energy use is managed to reduce environmental
impact--making the building a model of progressive, sustainable
thinking.
