Acquired by Hines in 1996 and managed by Hines since then, One Franklin Square is a landmark 12-story, 592,000-square-foot office building located on Franklin Square Park in the heart of Washington's downtown business district. Designed by the Washington, D.C. firm Hartman Cox Architects, One Franklin Square features a pair of illuminated, Art Deco-style towers, each rising from a K-Street entrance lobby and commanding the park prospect to the south. Each entrance lobby (West and East) includes a dramatic lobby atrium.

 

One Franklin Square earned the ENERGY STAR for superior energy performance as a result of extensive upgrades, particularly to all of the building lighting. Lighting in interior public spaces (including lobbies) and tenant-space lighting were all targeted, and lamps and fixtures were replaced and/or upgraded. Building management estimates annual savings of more than 1.7 million kilowatt-hours per year through lighting upgrades alone. Operationally, One Franklin Square's managers work to save on energy cost through an on-peak load shedding program.
