Developed, owned, and managed by Hines, Columbia Square is a 13-story, 620,000-square-foot office building located in the Pennsylvania Avenue area just west of the White House. The building, designed by I.M. Pei & Partners, is clad in rose and light-gray granite, with gray glass windows. Inside, a soaring 13-story atrium provides a dramatic entrance, accented with 30-foot columns supporting offices that cantilever into the atrium space. Along with such amenities as underground parking and extensive on-site retail, Columbia Square includes a private dining club, banking facilities, and access to a Metro station directly underneath the building. Columbia Square was completed in 1987.

 

Columbia Square earned the ENERGY STAR for superior energy performance through a series of upgrades and retrofits, including the installation of variable frequency drives (VFDs) on cooling tower fans, the use of a glycol heat-recovery system to draw heat from air that would otherwise be exhausted (through general ventilation and restroom exhaust), and lighting improvements, including the use of occupancy sensors in tenant spaces. In addition, Hines upgraded Columbia Square's computerized energy management system, enhancing the property managers' ability to monitor and benchmark energy demand.
