Tampa Commons, a multi-tenant thirteen story commercial, class "A" office building, is located at the corner of Kennedy and Dale Mabry in the bustling Westshore submarket of Tampa, Florida.  Equity Office understands the unique needs of its customers and strives to meet these needs while managing energy consumption, but not sacrificing tenant comfort of their space. Customers are concerned with operating their businesses economically and want their environments to be comfortable, while maintaining low operating costs.

Lighting

Equity is committed to the following energy efficient lighting program.  We have  retrofitted 3 bulb T-12 fluorescent light fixtures to 3 bulb T-8 fixtures including electronic ballasts. We have also replaced the 90 and 100 watt "A" bulbs with 15 and 18-watt compact fluorescent bulbs.  The two stairwells in the building were also retrofitted to T-8s, which operate 24 hours a day, 7 days a week.  Additionally, our parking garage is retrofitted with T-8 electronic ballasts.  It also operates 24 hours a day, 7 days a week.

Energy Management System

The existing system's technology did not allow us to maximize our energy efficiency and we upgraded the building's Energy Management System.  With the new upgrade, we now have control of all air handler unit set points and chill water reset control. The Building Automation System monitors outside and indoor air temperatures to calculate the optimal start and stop time of each air-handling unit.

The building's mechanical system is comprised of one air handler per floor.  We have increased the building's static pressure in order to maintain a "slight positive pressure" to reduce outside air infiltration. Our cooling towers were replaced with frequency drive controllers and automatic temperature reset capability. This will give us better control of cooling tower temperatures with less cycling and lower energy consumption. The cooling tower water temperature is equipped with condenser water reset to ensure optimum chiller efficiency. These operating measures maximize energy efficiency and operational costs while simultaneously maintaining greater customer comfort.

Preventative Maintenance

Tampa Commons has further reduced energy costs by systematically maintaining the mechanical equipment with a computerized Preventative Maintenance Program.  This enables us to consistently meet the maintenance frequency levels for maximum efficiency of the equipment.  The time invested in training and developing our engineers ensures consistent quality preventative maintenance measures along with proper equipment control.

Education

Educating our customers and vendors is also an important piece of the energy efficiency puzzle.  We meet regularly with our larger customers to discuss practical energy efficiency, such as turning off lights as they exit their suites, closing blinds to reduce solar load.  It is continually emphasized to our vendors that energy reduction is prime.  Projects include landscaper watching for irrigation leaks and controller timing, janitorial employees shutting off lights after cleaning and our security staff performing lighting checks after customers leave the building.

Equity Office always strives to stress energy efficiency equation as part of the  involvement of industry professionals, vendors, utility companies, employees and customers continue to be successful.  This collaboration has proved successful in our many above mentioned programs.
