Tampa City Center is located in the heart of downtown Tampa. Completed in 1981, the 40-story, multi-tiered glass building stands at 517 feet high. The office tower is the focal point of a four-block development that includes a 524-room Hyatt Regency Hotel, the retail Esplanade, and a 2,800-car, City of Tampa-owned parking garage. Lined with oak trees, the red brick Esplanade Retail Plaza between the Tower and the Hyatt is the southern limit of Tampa's pedestrian Franklin Street Mall.
The building includes an onsite Energy Management System (EMS) program, which is used to its fullest extent to ensure high energy efficiency. The EMS strategies include the integration of:
-- Optimal start/stop, demand control ventilation (DCV)
-- Variable frequency drives (VFDs) to operate equipment at a lower output
-- Unoccupied scheduling
This system controls HVAC and lighting and provides the tenants of the building access to these services in case they're needed after hours.
Through the annual Jones Lang LaSalle audit and the stringent, required preventive maintenance programs developed by Jones Lang LaSalle, numerous strategies are investigated to ensure that the staff is implementing all available energy-saving initiatives. These steps and procedures are overseen by a Regional Engineer to ensure compliance.
