The Clark Office Building located in Bethesda, MD is a 16-story office building whose tenants include corporate offices and administrative workspaces. The building, constructed in 1984, is owned by Clark Office Building. While in pursuit of energy savings, the owner looked to EPA's ENERGY STAR program for strategies and programs to obtain the ENERGY STAR for superior energy performance.

 

During the initial benchmarking period in 2007, the ENERGY STAR baseline score was 62. Since that time, the building owner has invested in several modifications to the building systems to enhance energy efficiency. In the central chilled water plant, variable speed drives were installed on the main cooling tower fans; variable speed drives were also installed on the two 300-ton centrifugal chillers. As a result, during milder days, the chillers operate at a lower frequency, which has lowered their KW/ton operation. Building automation system (BAS) controls were modified during this time to obtain a tighter control of the chilled water plant system. Domestic hot water control has been incorporated into the BAS, thus saving energy through limiting gas usage.

 

In 2008 and 2009, several self-contained A/C units were replaced with high efficiency units; BAS controls were placed on these units for optimum start/stop and tighter temperature controls. Several lighting projects were performed and have resulted in reduced energy use; all exterior and main lobbies previously lamped with 75 watt down lights were replaced with 23 watt compact fluorescent lamps (CFLs). These lights are being further reduced to 16 watt bulbs as they fail. Approximately 200 T-12 strip fixtures were retrofitted to T-8 technology. Occupancy sensor technology has been installed within several tenant spaces and the Fitness Center.

 

Commencing in early 2009 with a completion in mid-2010, the eight traction elevators were upgraded from generator sets to variable frequency drives (VFDs). This modification saved approximately 20 percent energy from the original equipment design.

 

As a result of these strategies, the building has achieved savings of more than $50,000 per year over each previous year's electrical costs. An average savings of 350,000 KWH usages per year from each previous year has been also been accomplished. The building earned the ENERGY STAR with a score of 80.
