The U.S. Bank Building, also known as 3121 Michelson, is a six-story tower developed in 2003 and purchased by LBA Realty in 2010. In 2015, Principal Real Estate Investors became a joint venture partner in this property, alongside LBA Realty. Situated within the Park Place campus, 3121 Michelson Drive is a full-service building encompassing more than 149,600 square feet of commercial space within a 105-acre mixed use development of office, residential, and retail amenities.
System upgrades and better control strategies have been the 2015 focus at 3121 Michelson. A state of the art Delta energy management system has been installed in the central plant and on all the variable air volume (VAV) zones throughout the building. Building exterior and interior lighting controls have also migrated to the Delta platform. This unified approach allows the building’s team to better identify energy reduction opportunities by regularly reviewing trend data in order to analyze system performance. The building has 24-hour security personnel that conduct nightly building walks and notify building engineering staff if heating, ventilation, and air conditioning (HVAC) or lighting systems are operating during unoccupied hours. 3121 Michelson was awarded Leadership in Energy & Environmental Design (LEED) Gold certification in 2014.
3121 Michelson actively participates in Principal Real Estate Investors’ Pillars of Responsible Property Investing (PRPI) initiative.
