8000 Tower is a 241,000 square foot, Class A, 12 story office tower built in 2001 and located in the southwest Minneapolis suburb of Bloomington, Minnesota. Owned by Metlife and managed/leased by NorthMarq Real Estate Services LLC, this impressive building is one of five office buildings located within Normandale Lake Office Park. All buildings are interconnected either by skyway or ground floor interior connection. The 8000 Tower features a polished precast and green/gray and blue reflective glass facade, 2 story floor to ceiling marble and glass atrium, with an attached five-level parking structure. The building has been meticulously maintained and provides a number of amenities for its occupants.

Providing supreme service levels to a diverse tenant mix, while operating at the highest level of energy efficiency was key in researching how to become more efficient. This research focused on the existing energy management systems (EMS). Ventilation is via a built-up VAV central fan system. Heating is provided by 2 6,000 mbh natural gas fired boilers with hydronic piping to variable air volume boxes with reheat coil. Cooling is derived from two 375-ton centrifugal chillers with chilled water delivered to 2 central air handling units. Each air handler consists of 2 supply and 2 return fans serving the variable air volume system each. 24 hour cooling for computer rooms is made available to tenants by a 75-ton cooler system. The building EMS includes distributed direct digital control (DDC) of fans and VAV boxes for space temperature control. A recommissioning study commenced in 2007 with the building's performance monitored and tracked over a 1 year period. Recommendations for improvements, which were focused toward the existing energy management unit, occurred in 2008. The recommendations included:

-- Improving control of the air handling systems;

-- Resetting duct static pressure on fan flow based on the demand of the VAV boxes;

-- Using only perimeter VAV boxes during morning cool-down;

-- Implementation of an unoccupied setting to reduce total supply air volume and outside air intake and reducing VAV box flow output to eliminate the need for boiler operation in the summer months. Addtionally,

-- The amount of exhaust air was measured during the recommissioning study then reduced to original design specifications;

-- There are T8 lighting fixtures throughout the building;

-- Restroom and elevator lobby lighting occupancy sensors and photo control for the atrium lighting were installed in 2008;

-- The building has variable frequency drives on domestic water pumps, hot water pumps, chilled water, condenser water pumps, and main fans;

-- The parking structure lights switch off perimeter lighting during daytime operation.

No-cost measures include continuous communication with the tenant base through emails to tenant contacts, the property newsletter, and the property web site. Examples of this message include turning off unnecessary lighting, computers, and copiers as well as lowering blinds during high solar load times of the day. Janitorial and security staff are also highly involved in turning off lighting when not in use. The ENERGY STAR plaque is also prominently displayed at the building main entry serving as a reminder of the property's commitment to energy conservation. The building obtained the ENERGY STAR in 2008.
