10900 N.E. 4th Street, better known as Skyline Tower, is a 24-story building owned and operated by Kilroy Realty Corporation. With 434,474 square feet of class-A office space, this property is an ideal example of energy efficiency having already earned LEED for Existing Buildings Silver certification in 2009, which it then upgraded to LEED for Existing Buildings Gold certification in 2014. Located in the heart of Bellevue, WA, Skyline Tower offers tenants great proximity to SEA-TAC International Airport, public transportation, and downtown Seattle all with great views of the Washington skyline.

The property was built in 1983 and has gone through extensive upgrades to remain energy efficient throughout the last three decades. All of the systems on the property have been re-balanced including the air and water systems. The building now uses software based controls for more accurate use of the building’s systems. The chiller and the heat-exchanger have recently been tuned-up. Along with the new energy efficient maintenance practices for the crew of Skyline Tower have been employee/tenant energy education programs for the building and personal use. The building went through an ASHRAE Level II energy audit in 2014 and implemented all identified low cost measures.

The lighting system on the property has also been retrofitted to lower energy consumption. Electronic ballasts, equipped with dimmers, use compact fluorescents and T8 lamps. The exit signs have been replaced with LED exit signs throughout the building. Low-traffic areas have also been outfitted with occupancy sensors to automatically shut lights off when they are not needed.

To reduce the load of the 30 year old building ENERGY STAR appliances and office equipment were purchased. The insulation for the roof, ducts, and pipes were all upgraded or replaced. Shades were added to the windows and the ventilation rates of the building are now controlled. Energy efficient motors and belts were added to the fan systems and all fans were re-sized to match the needs of the building.

A new energy management system was installed to Skyline Tower by Siemens. The software, APOGEE building automation software, is sophisticated and user-friendly allowing engineers complete custom-ability options to tailor the needs of the building and its occupants to the actual hardware. HVAC and lighting controls are included in the software and any multitude of building systems can be added to the controls, no matter the manufacturer or make. The best part about Siemens’ APOGEE is that there are apps for blackberry, android, and iPhone to control and monitor the building’s systems from anywhere.

Skyline’s HVAC system has been upgraded to meet the needs of the 21st century. There are dedicated systems including a chilled water loop. The cooling towers have been replaced and they use economizer cooling and variable frequency drives to increase efficiency. There are high efficiency chillers and water heaters to replace the older models previously used.

The building now uses submeters to accurately monitor individual tenant’s energy usage. This is a great tool to show tenants how much energy they use, and what they can do should they choose to reduce their consumption. Water saving toilets have also been installed to reduce the building’s water usage.
