Lincoln Center III is a 60,000-square-foot, three-story, Class B office building located in West Allis, Wisconsin, which is a suburb of Milwaukee. The building is visible from I-894 and is adjacent to a full interchange at National Avenue. The surrounding area contains several other office buildings and an abundance of retail and restaurant services just west of the property.

 

The building was constructed in 1987 and has undergone renovation and updates to nearly all of the building systems and its structure to maintain its Class B office rating and return favorable financial results, while attracting and retaining high-quality tenants. Renovations have been made to the building lobbies in addition to many other changes.

 

The following projects and initiatives were undertaken to reduce energy consumption:

 

Roof top unit replacements :  The original 1987 rooftop units were replaced in 2005 with high-efficient units. The total cost of the investment was $140,300. The energy savings associated with this project is $4,000 per year.

 

Building Automation System :  In conjunction with the roof top HVAC unit replacement undertaken in 2005, a new building automation system was installed. The benefits of the new system include full integration of the roof top unit, including return air reset schedules, full economizer control, and control of the discharge air temperature, which greatly improved the efficiency of the system. The cost of this investment is incorporated in the $140,300 roof top unit replacement.

 

Roof replacement :  In 2006, the original ballasted EPDM roof was replaced with a TPO white roof, which added 0.5 of insulation over the entire roof structure. The total investment cost for this project was $140,000. The estimated energy savings is $1,500 per year.

 

Saturday A/C on demand procedure :  In 2006, the building?s management implemented a policy in which the A/C is programmed to run only when requested. Previously, the AC had been programmed to run during a set period of time on Saturdays, regardless of occupancy.  The overall result of this project accounted for seven percent of the energy savings at the facility.

 

Lighting : A variety of lighting improvements have been implemented at the property to reduce energy, including: installation of compact fluorescents, replacement of incandescent lights to fluorescent lights in the lobby areas, installation of electronic ballasts, and replacement of T-12 to T-8 lamps. The range of savings associated with these projects is 50 to 70 percent of energy savings at the facility.

 

The building achieved LEED certification in 2009 as well as ENERGY STAR certification in 2007, 2008, 2009, and 2010.
