The
Urban Centre is owned by TIAA and is comprised of two Class-A office
buildings in
the
Westshore district of
Tampa,
Florida, offering approximately 570,000 square feet of rentable
space. Built in 1983 and 1987, the buildings house both retail and
office tenants including government contractors, banking
institutions, investment firms, and law and accounting firms, and
are among the largest office buildings in the Westshore district.
An
emphasis on energy management and sustainability is standard
practice at Urban Centre. The on-site Jones Lang LaSalle management
team continually applies no- and low-cost energy efficiency measures
including an enhanced preventative maintenance program and optimized
HVAC start/stop times.
As
part of ongoing energy management efforts, several upgrades have
been completed. A new building automation system with direct digital
contrls (DDC) helps enhance energy efficiency and controllability of
building systems. Low-flow aerators are being added to restroom
faucets, which reduces both water and energy use. Other energy
efficient technologies contributing to the buildings' high energy
performance ratings include variable speed drives on HVAC equipment,
T-8 and compact fluorescent lighting (CFL), and LED exit signs.
Additionally, a recycling program for occupant waste was recently implemented.
