TIAA is the owner and Hines is the property manager and leasing agent of the KPMG Building, a 25-story, 379,000-square-foot office building in the south financial district area of downtown San Francisco. Built in 2002, the KPMG Building was designed by Heller Manus Architects, and is a distinctive element of the city's landscape, with a modern design including strong verticals, sconces near the building crown, and an eight-story pedestal set off with paired cornices.
ENERGY STAR certification for the KPMG Building is the result of an original building design that emphasized energy efficiency. For example, the building employs high-efficiency, double-pane windows, which help to reduce thermal gain in warm and sunny weather while reducing heat loss in the winter. Electronically ballasted T-8 lamps are another energy-conserving feature, as is the use of occupancy sensors to control perimeter lighting, and programmable lighting controls that operate lighting in interior spaces. Sophisticated management of the building's energy consumption is another major factor contributing to the building's certification.
Additional, voluntary projects undertaken include installation of VFD on cooling tower fans; use of substantial rebates to re-lamp common areas and the garage with LEDs in 2014; trimming run times on weekend and public spaces; compliance with load shedding programs during peak demand events; installation of the latest generation of the lighting controls including daylight harvesting in tenant spaces; and lowering tenant blinds to minimize building start-up and heat ejection requirements.

The U.S. Environmental Protection Agency’s ENERGY STAR program includes an energy performance rating system for commercial buildings. In 1999, Hines became the first international and privately held real estate company in the world to commit to ENERGY STAR. Since then, Hines has labeled over 295 buildings representing more than 121 million square feet. Hines ENERGY STAR-labeled buildings are more than 40 percent more energy efficient than the national median.
