The property is used by Viridian, an independent building consulting firm specializing in LEED® Consulting, Commissioning, Energy Services, Building Testing, and Building Asset Evaluations.
Viridian employs a low-impact site and green building exterior management plan as well as green cleaning and maintenance practices that address overall site management, chemicals, fertilizers, landscape waste, and pest management to help preserve surrounding ecological integrity and minimize environmental impacts.
Viridian sustains effective water management procedures to reduce potable water consumption and/or eliminate the use of potable water in some areas. This decreases the consequent burden on municipal water supply and wastewater systems.
Viridian implements an ongoing commissioning program that includes elements of planning, systems testing, performance verification, corrective action response, ongoing measurement, and documentation to proactively address and correct operating problems. Through efficiency measures, Viridian is able to minimize its energy usage and have a comfortable work environment.
One of the major upgrades was installing vacancy sensors in all spaces, which means the occupant has to turn the lights on manually as needed. All offices have also been equipped with task lighting, so that the use of overhead lights can be avoided in some spaces. The next step was to delamp all light fixtures from 4 to 2 light bulbs and replace them with dimmable LED lights.
Another change was made in how office equipment -- including laptops, monitors and printers -- is set up during occupied and unoccupied hours. We took part in EPA's Low Carbon IT Campaign and changed all equipment's hibernate/sleep time to 15 minutes. Smart power strips were also installed at each desk.
