To
improve energy efficiency and promote an environmentally friendly
workplace, Property Reserve Incorporated approached CB Richard Ellis
(CBRE) to implement green initiatives throughout Nobel Executive
Center. The CBRE team began exploring new ways to
reduce the building's overall electricity
consumption
through a long-term renovation program.
The CBRE team contracted with a full-service vendor to
retrofit the building's lighting fixtures in 2002 and upgraded the
lighting control system in 2003. Two new
energy-efficient chillers were installed in 2004, followed by new
dampers and a garage lighting retrofit in 2007. Additionally, the
controls system underwent an extensive re-commissioning process, and
the building's original single boiler was replaced with two smaller
energy-efficient boilers. In
2008,
occupancy
sensors were installed in each suite and throughout the building to
further improve energy performance.
The
lighting retrofit and boiler replacement improved the energy
efficiency of Nobel Executive Center by nearly 20 percent, resulting
in an annual energy savings of more than 100,000 kilowatt hours and
annual carbon dioxide reductions of more than 143,000 pounds.
As a result of improvements realized by the renovation
program, Nobel Executive Center earned the ENERGY STAR in 2008 for
superior energy performance.
No and low-cost measures that improve energy efficiency have
become a standard practice in the building, and CBRE and the
building ownership work together to implement sustainable strategies
that conserve resources and contribute to tenant satisfaction.
