The building features a flexible work environment that promotes a collaborative spirit of information sharing; bright, naturally lit workspaces; and state-of-the-art conference rooms and training facilities. Centrally located on each floor are two to three full-service kitchenettes.
It features a 200-ton cooling tower, high-efficiency rooftop HVAC units, and a comprehensive security system. The property also offers a full-service cafe that opens to a beautifully landscaped courtyard with Wi-Fi access and seating for 240 people, as well as a soothing natural stone water feature. Additional outside seating is provided on the 3rd floor terrace. The building amenities include a Credit Union, Nurse Practitioner, company store, dry cleaning, concierge, shoe shine/repair, and an eco-friendly car wash service. It also boasts a 6,500 square foot fitness center featuring cardio and weight training equipment, exercise rooms, locker rooms, and personal trainers.
This building has an ENERGY STAR rating of 97 and is the first building in New Jersey to earn double LEED Silver Certifications. The first certification was earned in January 2010, for Commercial Interiors. In July 2013, 22 Sylvan Way earned its second LEED Silver for Existing Buildings: Operations & Maintenance.
In order to achieve our score of 97, we have made significant upgrades in our lighting systems and overall operations. To start, Wyndham Worldwide’s building operates on 100% wind power that we purchase from a third party provider. Throughout the building you will find ENERGY STAR certified equipment, from the televisions in the lobby to the cooking equipment in the kitchen. We recently underwent a major lighting retrofit which upgraded:
--Parking Lot Lights – Switched from 83 400 W metal halide lamps to 200 W induction retrofit lamps, saving about 78,551 kWh.
--Building General Lighting – Switched from 4,700 Sylvania 32 W fluorescent lamps to 28 W lamps, saving about 58,986 kWh. This produced about $11,000 per year in savings with a payback period of less than three years.
--Corridors and Open Areas – Switched 1,100 20 W Sylvania MR16 lamps for 6 W MR16 LEDs, saving about 56,056 kWh.
--Dining and Corridors - Swtiched 345 37 W Sylvania MR16 lamps for 6.5 W MR16 LEDs, saving about 38,302 kWh. This produced about $12,000 per year in savings with a 6 month payback period. Wyndham also received a utility rebate for $22,000.
--Motion Sensor Installation to control 287 light fixtures, saving about 22,378 kWh.
In addition to lighting upgrades, we have also installed an ECube technology to two café/kitchen refrigerators and freezers to help measure food temperature and reduce the use of the compressor. This has produced about $8,000 in annual savings. Hydroflow ring technology was another upgrade to the building that reduced the lime scale and buildup in the pipes of the cooling tower’s condensation water line. This produced a savings of $7,300 a year, with a 2.1 year payback period. Several pieces of equipment throughout the building are sub-metered to help monitor energy and water usage. From an IT perspective, we have also eliminated the need for many servers as we moved data to a virtual environment.
This property is maintained by the Wyndham Corporate Facilities team and Premier Facility Services utilizing a Siemens APOGEE Building Management System.
