The BNY Mellon Center at One
Boston Place is a forty-one story Class-A office tower located
in Boston's Financial District within walking distance
of Government Center, Beacon Hill, Faneuil Hall, and Downtown
Crossing. Constructed in 1970 as the Boston Company Building,
One Boston Place is currently Boston's fourth tallest building,
at 601 feet tall. In addition to the Bank of New York Mellon
Corporation, the building serves as the home of several
prominent legal and financial firms.
In 2004, BNY Mellon Center
completed the installation of a high efficiency non-CFC chiller
plant that includes four high efficiency electric centrifugal
chillers, all with VFDs.
In 2006, the building converted
four remaining constant air volume induction unit fans to
variable air volume. The project included the addition of
variable speed drives and direct digital controls to control the
fan speed of induction heating and cooling units.
Each AHU has a steam preheat
coil and chilled water coil to maintain discharge air
temperature, and are capable of full 100% outside air economization.
In 2007, BNY Mellon
Center implemented "On Demand" Saturday HVAC service
in an effort to promote green building practices and reduce
tenant operating escalations. By requiring advanced request for
Saturday HVAC service, the building has successfully reduced
Saturday HVAC by an average of 50 percent, with an expected
annual energy savings of over 100,000 kWh or $20,000.
In 2007, BNY Mellon Center
completed a lighting upgrade program that incorporates the most
energy efficient combination of light fixtures and occupancy
sensors, in addition to programmable lighting control panels.
The building owner, TIAA, is a seven-time ENERGY STAR Partner of the Year award winner whose Global Real Estate Sustainability Initiative (GRESI) reflects the firm’s strong commitment to sustainability and energy efficiency. The GRESI is a portfolio-wide initiative that sets goals for strategic energy management, emphasizes operational excellence and continual improvement, and acts as an expanded fiduciary framework to better serve the needs of clients, investors, tenants, and communities.
