Three Lincoln Centre is a 17-story glass and aluminum clad Class-A office building located at 5430 LBJ Freeway in Dallas, Dallas-County, Texas. The structure was constructed in 1984 as Phase IV of a 31.83-acre multi-use office, retail, and hotel development. Three Lincoln Centre occupies approximately 6.802 acres of the development and contains a total enclosed area of approximately 602,265 gross square feet, the building has a net rentable area of approximately 537,240 square feet. The building includes a basement level, an adjacent 4-level executive parking garage structure and a portion of the 6-level east parking garage. The site surface parking areas and two garage structures contain a total of 1,517 parking spaces. The building is currently owned by TIAA and managed by Cushman & Wakefield of Texas, Inc.
Notable projects implemented at the property include the replacement of F32 fluorescent lamps in the parking garage with more efficient 28 W T8 fluorescent lamps with electronic ballast. Additionally, wireless occupancy sensors control the common area amenity spaces lighting saving 55,471 kWh’s a year. In 2010 the property engaged Banyan water to manage our landscape irrigation water which saves an average of 411,706 gallons of water a year. In 2011 the property went to Saturday HVAC by demand only saving 70,170 kWh’s electricity a year. All urinals on the property have been replaced with .5 GPF urinals.
