The Michelson earned the ENERGY STAR for superior energy performance through a combination of original building features, infrastructure retrofits, and active energy management. HVAC is a major driver of energy consumption, so HVAC is a focus; all air-handling units, for instance, include variable frequency drives (VFDs), helping them to operate at levels commensurate with actual demand. In addition, the system is accessible through a web-based automation system that allows the tenant to program after hours HVAC on an immediate or advance notification basis, helping to reduce unnecessary cooling when spaces are unoccupied. Automatic HVAC operation is programmed on a time-of-day basis as well as SSTO (Start Stop Time Optimization) which utilizes outside air, zone temperature, and heating and cooling set points to determine the optimal start time.
On the lighting side, occupancy sensors are used to keep lights off when spaces are not in use, while lighting retrofits throughout the building and the parking garage have reduced lighting wattage overall. The Lutron Grafik Eye 7000 lighting control system utilizes eLumen software. Common area, façade, landscape, and accent lighting is programmed for automatic operation by both a specific time-of-day schedule as well as astronomical time schedule in conjunction with occupancy sensors and daylight photo sensors.
The Michelson is committed to sustainability and was awarded LEED Gold certification by the U.S. Green Building Council in 2011. The Michelson has been ENERGY STAR certified in 2010, 2011, 2012, 2013, 2014, and 2015.
