Located 10 miles south of downtown Nashville, the Nissan Americas corporate headquarters includes a 10-story building with 460,000 square feet of office space and an adjacent four-level, 1,135-space parking garage with an attached fitness center. Video conferencing centers and large, alternating atriums on each of the building's nine main floors encourage cross-functional collaboration among employees. The building is designed to be environmentally sensitive, with features including exterior sunshades to reduce building solar load and an interior lighting management system for energy savings. The construction of the new campus was done in partnership with architects Gresham, Smith and Partners, engineers IC Thomason, and construction firm Skanska U.S.A. Nissan incorporated the following strategies to achieve superior energy performance and minimize its environmental impact.
Wetlands Restoration
Nissan
restored a 2.5-acre wetlands located on the 50-acre Nissan Americas
campus in the Cool Springs area of Franklin, TN. The wetlands
feature more than 50,000 native Middle Tennessee plants. The
restoration process began in summer 2007 and is restoring the
natural balance to the area while enhancing biodiversity and natural
beauty. The area is fed by an underground spring and rainwater
run-off from a detention pond located on the site. Water quality
will be improved as water passes through the wetlands.
Heating and Cooling Efficiency
Each floor of Nissan Americas features raised flooring to
allow for an under-floor heating and cooling system. Each employee
can adjust the ventilation in his or her own work space, reducing
energy use. Under-floor cooling also works with the air's natural
tendency to flow upward as it warms. Traditional building HVAC
located in the ceiling forces cool air downward, which requires more
energy to cool the office space than the under-floor system.
Additionally, the Nissan Americas building chiller plant is
controlled by a very efficient Hartman control system.
Low-emissivity (Low-E) Glass
Exterior glass on Nissan Americas is Low-E glass. This
specially coated glass blocks a significant amount of radiant heat
transfer without dramatically reducing the daylighting capacity and
lowers the total heat flow. The effects are that in the summer, warm
air is blocked from entering the building and in the winter, warm
air is kept inside.
Light Harvesting
Inside Nissan Americas, light fixtures automatically adjust
based on the level of natural light entering the building. As the
level of natural light increases in the building, artificial
lighting dims or turns off, reducing the amount of energy used.
Sunshades
A key element of the building's energy efficiency is a
sunshade system. Designed to take advantage of the sun's position in
every season, the louver system on every floor reduces the solar
load on the building in the summer while strategically retaining
some in the winter.
Runoff Water Collection System
Nissan Americas features a runoff water collection system. Two
detention ponds collect water run-off and direct it into an
irrigation pond. This water is used for on-site irrigation and feeds
into the adjacent wetlands. During periods of drought, a well
replenishes the pond. The irrigation system operates in the morning
and evening.
Green Roof System
Topping off the building is the green roof system, which
incorporates six varieties of low-growing, creeping red sedum
covering about 7,500 square feet. These plants act as insulation,
helping to reduce energy consumption.
In 2006, Nissan made the commitment to become an ENERGY STAR partner. In so doing, the company committed to three principle actions:
