2007, the energy management team replaced the roof with a single-ply
cool roof system for energy conservation. In 2008, the team replaced
the energy management system with Johnson Controls' Metasys Bacnet
communications, which increased the control points for more
efficient management of system controls. In addition, the team
replaced the Carrier chillers with McQuay Turbocor chillers while
installing variable frequency drives (VFDs) on all pumps and new
energy-efficient motors. In 2010, the team started replacing the
existing Trane pneumatic VAV boxes with new Titus direct digital
control (DDC) boxes. In 2011, the team replaced the Bryant natural
draft boiler (75 percent efficiency) with K&N induced draft
boiler (94 percent efficiency). Further, the team replaced the
existing T8 fluorescent garage fixtures with QL induction fixtures,
which will yield an additional 30 percent energy savings and reduce
maintenance costs over the life of the fixtures.
The team continues to increase its energy efficiency efforts
with sound maintenance programs on all mechanical equipment by
utilizing best practices and striving to reduce the building?s
carbon footprint. These efforts are complemented by the work of
building tenants to achieve Bay Area Green Business Program
certification.
