Walnut Creek Center-100 is a seven-story, Class A commercial office building in Walnut Creek, CA whose tenants include attorneys, investment planners, insurance companies, and financial companies. The building, constructed in 1983, is owned by Northwestern Mutual Life Insurance Company, Inc. and professionally managed by Crosspoint Realty Services, Inc. 

Walnut Creek Center has long employed energy saving strategies with tools such as automatic light sweeps; window film on the eastern, southern, and western windows for higher efficiency and to reduce solar load; and occupancy sensors in private offices, conference rooms, and restrooms. 

In 2007, the energy management team replaced the roof on the two towers with a single-ply cool roof system for energy conservation. In 2008, the team replaced the energy management system with Johnson Controls' Metasys Bacnet communications, which increased the control points for more efficient management of system controls. In 2009, the team replaced the Westinghouse chillers with McQuay Turbocor chillers while installing new energy-efficient motors and variable frequency drives (VFDs) on all pumps. In 2010, the team commenced replacement of the existing Trane pneumatic VAV boxes with new Titus direct digital control (DDC) boxes. In 2011, the team replaced two Bryant natural draft boilers (75 percent efficiency) with K&N induced draft boilers (94 percent efficiency). In addition, the team replaced the existing F96 fluorescent garage fixtures with QL induction fixtures, which will yield an additional 30 percent energy savings and reduce maintenance costs over the life of the fixtures.

This accomplishment is achieved by implementing sound maintenance programs on all mechanical equipment and utilizing best practices in conserving energy. The energy management team continues to increase its energy conservation efforts and strives to reduce the building?s carbon footprint. This effort is further enhanced by the work of building tenants to achieve Bay Area Green Business certification.
