KBS Realty Advisors is the owner and Jones Lang LaSalle is the property manager for Union Bank Plaza , a 40-story, approximate 774,000 square foot office tower in downtown Los Angeles . Built in 1967, Union Bank Plaza was designed by the firm of Albert C. Martin & Associates and was for a time the tallest building in Los Angeles . A classic International Style skyscraper, it includes a retail facade and a street-level patio, along with a pleasant 1.8-acre landscaped plaza area with fountains.
Given the date of its original construction, Union Bank Plaza required extensive infrastructural retrofitting to qualify for the ENERGY STAR. Lighting was an initial focus, with interior lighting upgraded to T-8 fluorescent, and the property's exterior lighting modified to operate by automatic control. On the climate control side, several floors of constant volume air-handling units were replaced with variable volume units, allowing their operation to align more closely with actual demand. Finally, a building-wide energy management system allows property management to closely monitor energy consumption and identify additional opportunities for energy savings.
