The Mason Ehrman Building, built in 1908, is a seven-story structure with a 100 x 100 floor plate. Total useable square footage within the facility is more than 81,700 square feet. The building combines a heavy timber internal structure with masonry exterior skin. On the north and west sides, the building has a significant amount of operable single-glazed windows, which are in good condition and have been retained due to historical building codes. The basement floor is used entirely as storage and utility spaces. The first floor is currently configured to include several meeting rooms and conference center. The upper six floors (second through seventh floors) are occupied by commercial office tenants.
The owner and in-house facility operating staff have been very active in identifying cost savings opportunities and diligent in managing system operations to optimize performance. These changes have been implemented on a continual basis in recent years prior to 2012. Recent changes to the facility intended to improve energy efficiency have included the following:
-- Lighting retrofit activities to convert standard efficiency lamps and ballasts to high efficiency fixtures
-- Stairwell lighting was replaced with bi-level switching and occupancy sensor controls
-- Ongoing management and adjustment of controls system to align sequences of operation and schedules with actual building operating needs
-- Manual override and close management of systems (IE start/stop and reset temperature strategies) during peak temperature events to ensure that facility systems are able to keep up with HVAC loads
-- Conversion of standard fluorescent lighting fixtures to high performing fixtures
-- Conversion of incandescent to compact fluorescent lamps throughout facility
-- Addition of water-saving flow restrictors at common kitchens and break rooms
-- Building automation system controls programming and scheduling to optimize equipment start/stop and loading to match actual facility demands
-- Retrofit 20 toilet flush valves (1.6 GPF) to provide dual-flush operation (1.6/1.1 GPF)
-- Retrofit 14 urinal flush valves (1.0 GPF) to provide low-flow operation (0.5 GPF)
-- Retrofit two shower heads (2.5 GPM) to provide low-flow operation (1.6 GPM)
