The Terrace building is situated in the heart of the Denver Tech Center in Denver, Colorado. It is a Class B, 3 story, multi-tenant, office building currently owned by CalSTRS and managed by CBRE Global Investors, LLC. CBRE, Inc. is the property manager. This building was constructed in 1982 and has 115,050 square feet of office space. The building is adjoined by 88,825 square feet of parking space of which 16,425 square feet is partially enclosed.
The ownership is committed to implementing improvements that reduce operating costs and increase energy savings. In 2009, the Terrace Building was updated with new Buiding Automation and Control Systems (BACS) and Direct Digital Control (DDC) systems. This enabled management to remotely monitor and adjust energy use of the building as well as implement immediate changes so as to maximize efficiency for the building’s Heating Ventilation and Air Conditioning (HVAC) system. Variable Frequency Drives (VFDs) were added to the supply fans in 2010 and to the two relief fans in 2012. DDC damper actuator controls were also added to the relief fans.
In 2013, exterior and interior building lighting fixtures -- consisting of High Intensity Discharge (HID) lamps, T-12 fixtures, and incandescent lamps -- were retrofitted with LED light fixtures. In addition, occupancy sensors were installed in all restrooms, mechanical rooms, electrical and telephone rooms. All exit signs were changed to LED fixtures and the remaining incandescent lighting was retrofitted to Compact Fluorescent Lamp (CFL) fixtures.
Ongoing sustainability measures also include tenant education: Quarterly communiques are sent to tenants to remind them to turn off lights and equipment at night, to lower and raise shades and to make use of the natural sunlight during the day.
Proper operating procedures, teamwork and commitment to excellence have and continue to be responsible for the Terrace Building's ENERGY STAR certification.
