One Century Place is an eight-story, Class-A office building located in Nashville, Tennessee consisting of 538,788 rentable square feet on 28.37 acres. Constructed in 1991, the building is owned by The GC Net Lease (Nashville Century) Investors LLC, and is managed by CBRE.

 

One Century Place utilizes the Siemens Insight Advanced Workstation program, which provides a graphical approach to management and control of the building.  This system controls the building environment by allowing scheduling and modifications of mechanical equipment and lighting operations.  Light fixtures have been retrofitted to energy efficient T-8 lighting with electronic ballasts.  Four separate parking garages and loading dock lighting fixtures have been retrofitted to T-5 HO electronic ballasts.  Variable Frequency Drives (VFDs) have been installed on all air handling units, cooling towers, and chilled and hot water pumps.  Sixty percent of the original EPDM roofs have been replaced with 45 mil reflective TPO roofs, with remaining roofs scheduled for replacement. 

 

The lighting retrofit projects reduced energy consumption and lowered costs by reducing heat load, using less energy to produce the same amount of lighting, and extending life of lamps and ballasts.  Installation of VFDs reduced the cost of equipment operation by using less electricity to power motors, increasing motor life, and eliminating mechanical starters.  Dual adaptive motion sensors were installed in restrooms.  Restroom faucets have been retrofitted to use 0.5 gallon per minute low-flow aerators, and water heaters are set at 110 degrees. Low flow diaphragms are installed in urinals and water closets, reducing water usage by 2 gallons in each fixture.    

 

The entire staff is dedicated to conserving energy by monitoring and maintaining equipment for peak efficiency and utilizing low-cost and no-cost energy improvements.
