70 West Madison is a 57-story, 1.4 million square foot office tower located at the heart of Chicago's business and financial district. Designed by Skidmore, Owings & Merrill and completed in 1981, the building is clad in Carnelian granite and features a unique saw-toothed footprint that provides numerous corner offices per floor--13 on the lower floors and 9 on the upper floors. Another distinctive feature is a 9-story ground-level glass atrium.
70 West Madison earned the ENERGY STAR for superior energy performance as a result of original features, such as reflective insulating dual-pane windows, as well as numerous retrofits to the property's energy consuming infrastructure. On the climate control side, individual fan systems on each floor allow HVAC operation to closely track building occupancy after hours. In addition, significant portions of the building have been upgraded to use variable volume fan systems, helping to reduce unnecessary heating and cooling costs. Lighting has been another focus of ENERGY STAR qualification efforts at 70 West Madison, with high-efficiency fluorescent lighting installed throughout the building. Finally, a comprehensive building automation system helps building managers monitor and control overall building energy use.
