Oak Brook Regency
Towers is a Class A office property located in Oak Brook, IL, a
dynamic suburb of metropolitan Chicago. The property is managed by
Jones Lang LaSalle Americas (Illinois) LP and consists of two
thirteen-story office buildings connected by a one-story retail
concourse with a total net rentable area of 402,318 square
feet. Amenities include a fitness center, a full service bank and a
first-class, well-known Italian restaurant.
Originally
developed in 1977, an extensive property redevelopment program was
undertaken in 1991 and completed in 1993. The renovation included
the addition of the retail concourse and lobby rotundas along with
common area upgrades, mechanical system refurbishments and parking
garage reconstruction.
As part of ongoing
energy management efforts, several upgrades were completed in 2008.
All stairwell, washroom, mechanical room and fan room light fixtures
were retrofitted to T8 fixtures and mercury vapor can lights in the
retail concourse were retrofitted to accommodate CFL bulbs.
Timers were installed on the water heaters and recycling pumps to
reduce hours of operation and the chillers are now utilizing the
automatic chilled water reset which adjusts the chilled water
temperatures to maintain desired discharge air temperature
automatically.
In addition,
ongoing projects include replacement of existing exit lighting with
LED fixtures in all new construction, installation of motion sensors
in the washrooms, replacement of 32 watt bulbs with 25 watt bulbs in
building standard light fixtures and installation of energy
efficient lighting and water efficient plumbing fixtures in
washrooms as they are upgraded.
