Ross Tower, is a 45-story office building located in the Central Business District of Dallas, TX. The building opened in 1984 and is currently owned by the California State Teachers Retirement System (CalSTRS) and managed by Transwestern. The tenant base is comprised of real estate, law, insurance, government, and oil and gas companies.

Both the owner and manager are committed to energy efficiency, water conservation, and reducing the building's environmental footprint. The property was first benchmarked using the EPA's energy management tool Portfolio Manager in 2006. Significant progress has been made due in part to smart operational and maintenance strategies, and due to the following energy-saving improvements that have been made over the past several years:   

-- All of the original light fixtures were converted from T-12, 3 lamp, magnetic ballast to T-8, 2 lamp, electronic ballast. All common area incandescent lights were retrofitted with 11-watt compact fluorescent lamps (CFLs), and exit lights were retrofitted to LED lamps.

-- Variable Frequency Drives (VFDs) were added to all major mechanical equipment, including air handlers, domestic water pumps, chilled water pumps, water feature pumps, and the cooling tower. A new cooling tower was installed. In addition, a capacitor bank for chillers was installed to improve the power factor.

-- Various energy management system (EMS) control strategies were implemented to further improve energy efficiency, including total building lighting and heating control through time-of-day scheduling.

-- A Phase 1 and Phase 2 Energy Audit was completed. As a result, two new high-efficiency VFD chillers were installed.

In addition to building improvements, property staff engages tenants in energy efficiency efforts and encourages them to save energy at work and at home. In 2009, the building received LEED SILVER CERTIFICATION and in 2013 received LEED GOLD CERTIFICATION from the U.S. Green Building Council.(USGBC).

CalSTRS is the second largest public pension fund in the United States with a real estate portfolio totaling $22 billion.
