One Lakeshore Centre II is a modern, two-story, Class-A office building located at 3450 CenterLake in Ontario, California. With more than 27,000 square feet of rentable space, the building has an occupancy level of 100 percent and an energy performance score of 88. The structure was built in 1989 with exterior EFIS material used as a decorative and insulating material. The building is equipped with water source heat pumps, cooling towers, pumps, and associated equipment. The energy management system (EMS) is controlled by Delta Automation and is configured to isolate each suite with occupant-determined scheduling. The EMS is also integrated to control two other facilities, one five-story and the other two-story, in close proximity to the main building.

 

As part of the company's ongoing energy efficiency program, One Lakeshore Centre was chosen as a candidate for a portfolio-wide lighting retrofit program and a complete re-commissioning of the building?s energy management system. These additions were conceived as part of the property?s overall efficiency enhancement. The lighting retrofit was accomplished by replacing 32W lamps in common areas and tenant suites with 28W lamps and installing electronic ballasts, resulting in an energy savings of 12.5 percent. All the incandescent and fluorescent exit signs were replaced with LED exit signs, and occupancy sensors were installed throughout the building to reduce energy consumption due to lighting in unoccupied areas.

 

The building was re-commissioned in 2010 and has since received ongoing energy-associated upgrades. In addition to the lighting and mechanical upgrades, many no- and low- cost measures were taken to minimize energy consumption. EMS scheduling for start-up and shut-down in the mechanical yard and on every floor have been assigned schedules limiting run time to 30 percent less than prior schedules. Further optimization is ongoing, with weather conditions playing a role.

 

Energy-efficient motors were used extensively throughout the facility during original construction. Many have been replaced with newer, more efficient units. The use of pre-cooling and pre-heating the building at night during low energy use and low cost morning hours has made significant inroads on our demand side. Water-saving initiatives such as low-flow aerators, water-saving fixtures and flush valves, and hands-free faucets have also been installed. Building management has budgeted for the full use of reclaimed water for all irrigation systems.

 

Transwestern?s engineering department recognizes the financial impact of electrical demand charges and targets its operation towards peak demand reduction. By monitoring electrical demand levels and establishing a peak target, the department programmed the energy management systems to selectively reset equipment to keep the demand within defined limits without compromising occupant comfort.

 

The owners and managers of One Lakeshore Centre maintain their ongoing commitment to reducing energy costs and promoting sustainability. Earning the ENERGY STAR quantifies this commitment.
