Constructed in 1986, Mazda North American Operations? (MNAO) headquarters building is a five-story Class B office building. It consists of contemporary, steel-frame construction with a ceramic tile-covered panelized wall system and aluminum-framed window system. The roof contains a fluid applied reinforced coating system with a white elastomeric top coat that meets Title 24 and has a 10-year warranty. The building is now owned by Menlo Equities but is still managed by MNAO. In order to improve the building?s energy and financial performance, MNAO partnered with EPA?s ENERGY STAR program in 2010 for the first time. By working with ENERGY STAR to become an energy-efficient building, MNAO saved about $30,000 in the same year.

As a first step, MNAO, working with its facility and engineering services provider, DMS, reviewed the building?s energy performance in order to pursue operation and maintenance improvements and energy savings. Initial benchmarking in 2010 using Portfolio Manager, EPA?s ENERGY STAR measurement and tracking tool, returned a baseline energy performance score of 42, which was much lower than the national average for buildings of this type. The DMS chief engineer thoroughly studied the 4,300-square-foot Information Technology data center first and decided to eliminate one of two uninterruptible power supplies that connected to the generator and one of four power distribution units to reduce energy consumption. He also thoroughly analyzed energy management system data in order to achieve optimized HVAC scheduling while also meeting the building tenants? needs. His goal was to use only the energy needed, no more and no less, to sustain business operations.

MNAO undertook in-house lighting retrofit work, which entailed the replacement of T-8, 32-watt lamps and ballasts with the more efficient T-8 25-watt fixtures. In addition, MNAO installed window tint film on exterior-facing windows to enhance the operational efficiency of the HVAC. The financial incentives provided by Southern California Edison, the local utility company, were used to offset the costs of both projects.

The efficiency improvements listed above resulted in electricity reduction close to 10 percent. Also during 2010, the MNAO headquarters building earned the ENERGY STAR by achieving an energy performance score of 76 in Portfolio Manager. In 2011, the building?s scored further improved to 77.

Communications:

MNAO issued a broadcast message to all employees to announce its achievement of earning the ENERGY STAR. The good news was also sent to Mazda Corporation in Japan (MNAO?s parent company), which subsequently published an article about MNAO?s achievement in the monthly corporate newsletter. The ENERGY STAR plaques are proudly displayed in the MNAO lobby.
