Park Place VII is a more than 36,000-square-foot Class B office building located in Northwest Milwaukee. The building was constructed in 1989 as part of the Park Place development.

 

The three Carrier rooftop units are original, but several zones in the building have been upgraded from constant-volume Carrier Moduline units to VAVs. These units, the perimeter electric baseboard heat, the VAVs, and the common area indoor and outdoor lighting are controlled by a T.A.C. (Tour Andover Controls, now owned by Schneider Electric - installed & serviced by local vendor Kaine Energy) BAS system that was installed in 2001. The computer and software were upgraded in 2010, which allowed for enhanced electric load switching. Variable frequency drives were installed in 2010 on the two large rooftop units.

 

In 2010, a Focus on Energy project was undertaken to convert any remaining T-12 magnetic ballast fixtures with more efficient electronic ballasts with T-8 lamps.

 

In 2010, the original restroom faucets were replaced with touchless faucets (.5 gpm). Touchless flushometers were added to all the restroom toilets as well.
