One Park Plaza is a 12-story, more than 199,300-square-foot, Class A commerical office building located in the northwest suburban area of Milwaukee. The building sits on a more than seven-acre site in a park-like setting. One Park Plaza is a constructed of post-tension reinforced concrete along with polished granite-covered precast panels on the first floor. The second through twelfth floors are double insulated, colored, reflective glass. More than 650 parking stalls are available for employees and their guests.The building?s sprinkler system is equipped with a Simplex 4100A fire panel control system.

 

One Park Place has had the distinctive honor of winnng the Office Building of the Year (TOBY) award from the Building Owners & Managers Association (BOMA) for several years in a row. One Park Plaza was also the second building in the State of Wisconsin to achieve the BOMA 360 Performance Award. The building has experienced several changes which enable it to achieve and maintain superior energy performance.

 

Cooling Towers: The original cooling towers were replaced in 2011 with a new, high-effeciency, 477-Ton Evapco tower. The fans are now on variable frequency drives and the system is using half of the make-up water and chemicals as compared to prior years.

 

Lighting Retrofit: The building?s management is currently replacing the magnetic T-12 ballasts and lamps with new 28/32-watt, T-8 ballasts and lamps. The stairwells, elevator soffit lighting, mechanical/electrical rooms, and the majority of  tenant floors were completed in 2011.

 

Parking Lighting: 100-watt, high-pressure, sodium fixtures were removed from the covered parking structure and replaced with 4' compact flourescent fixtures. Photo cells were installed on the perimeter fixtures.

 

BAS System: The entire building automation system was retrofitted to the TAC (Tour Andover Controls) system with INET-7 software. The BAS controls the main building supply & return fans (now on VFDs), the building's VAVs, chiller and cooling tower fans (also VFDs), the interior and exterior lighting, the security system, and individual floor and general building dampers. The building is able to economize (building-wide) depending on solar load when outside temperatures are as high as 60 degrees.

 

Chillers: The building has the original two (2) 250 ton Carrier R-11 chillers. These chillers were rebuilt in 2004 and 2005, and the purge pumps were replaced as well.

 

Primary Air Distribution:  In 2004, the controls for the supply and return fans were replaced with new, Square D, industrial-rated variable frequency drives.

 

Secondary Air Distribution: The building's HVAC system has been upgraded (modulines and heat panels were removed and replaced with fan-powered VAV boxes with electric reheat coils) with the exception of the lower level, second floor, and half of the ninth floor. The new VAV units have also been integrated into the BAS.

 

Fire Protection: All of the fire and smoke dampers throughout the building have been replaced.  

 

Outdoor Air Change Over: For the summer months, the building?s management programmed a control point for the outdoor change-over process to disable re-heat coils in the VAV boxes.

 

Water Booster: In 2009, the building's domestic water pressure booster pumps were replaced with new variable frequency pumps to maintain consistent water pressure.

 

All restroom faucets are metered with .5 gpm aerators and all toilets have low-flow flush valves.
