Corporate Woods is a two-story, more than 54,500-square-foot, Class A office building on a more than four-acre site. The facility has a more than190-space surface parking lot and a 19-space underground parking garage. The building is a steel frame structure with red/brown brick courses and aluminum-framed one inch, gray-tinted insulating glass. The building is fully sprinklered with a Simplex 4010 fire controller. Security systems include card access only to the parking garage and BAS-controlled main entry locks. There is a two-bay loading dock on the first floor. The lower level includes a 600-square-foot conference room, break room, tenant storage lockers, a maintanence shop, elevator room, main switch gear, irragation controls, and a fire riser room.

 

 Commisioning:

 

Ongoing energy efficieny measures include adjusting damper linkages, performing DDC sensor calibrations (temperature/pressure inputs, actuators), employee education, and field application of learned programs. Rooftop unit off-season work has been performed annually including coil cleaning, filter replacement, leak detection, and system recharge.

 

Stage 2 - Lighting upgrades include: retrofitting all T-12/magnetic ballasts and bulbs to T-8 magnetic ballasts and bulbs. Common area lighting is controlled by a building automation system. All building exit signs have been retrofitted to LED lighting. The cost of the retrofit was recovered within six months of completion.

 

Stage 3 - Other Load Reductions: A new Kain Energy building automation sytem with INET7 software was installed in 2008. 90 percent of the building?s VAV boxes are DDC-controlled, with the remaining 10 percent using pneumatic controls. The buiding?s ENERGY STAR score improved after the installation of the new controls.

 

Stage 4 - Fan Systems: Variable frequency drives, controlled by the BAS, were installed on the supply air fans of the roof top units. Operation costs and building static numbers improved substantially after installation.

 

Stage 5 - Heating and Cooling Plant: The current rooftop units have economizer cooling that is controlled by the building automation software.
