MetLife, located at 12902 East 51st Street in Tulsa, Oklahoma, is a three-story corporate-owned commercial office building constructed in 1973. The facility houses administrative and call center functions for MetLife, Inc. Since 2003, MetLife and Cushman and Wakefield, Inc. have been working together to improve operational and energy efficiency of the Tulsa site utilizing EPA?s ENERGY STAR measurement and tracking tool, Portfolio Manager.
Beginning with a building-wide lighting retrofit that replaced T-12 fluorescent tubes with more energy-efficient T-8s and the installation of electronic ballasts in place of the older magnetic ballasts, Metlife Tulsa has continued to incorporate changes that increased energy efficiency. Included in the updates were the installation of induction lighting in the lobby; LED outdoor lighting; occupancy sensors for offices, storage areas, conference, and training rooms; and high-efficiency signage lighting. Solar film was applied to windows to reduce heat gain to the building.
MetLife Tulsa has also integrated an Eaton demand meter as well as a Johnson Controls BMS. These tools provide usage data and trending as well as easily adjustable scheduling for lighting and HVAC systems and even load shedding when needed. Equipment is maintained at peak condition through a scheduled preventative maintenance program. Since benchmarking with Portfolio Manager, MetLife Tulsa has saved 46 percent in electrical (total kWh) energy consumption.
In 2011, MetLife Tulsa completed additional energy efficiency projects. The first, the installation of a high-efficiency Lochinvar condensing boiler system with a condensing domestic hot water tank and has already shown a significant reduction in natural gas usage just on the domestic hot water heating. The second project was the replacement of sodium lighting in the parking areas with LED lighting.
Additionally, the MetLife Tulsa site participates in EPA?s Waste Wise program to track water usage and waste production. Metlife Tulsa has upgraded the restrooms with hands-free faucets and paper towel dispensers, low-flush toilets, and waterless urinals. Individual meters on the kitchen water and the irrigation systems enable the building?s management to isolate usage rates and potentially identify areas for water usage reduction. MetLife Tulsa also has an active recycling program which includes plastic bottles, aluminum cans, waste food oil, mixed office paper, and mixed paper and cardboard.
From 2008, when renewable energy purchases were 10 percent of total energy consumption at MetLife Tulsa, purchases increased to 30 percent by year 2010. MetLife Tulsa?s earned its first ENERGY STAR in 2008 and has recertified every year since as part of MetLife and Cushman and Wakefield, Inc.?s sustainability initiative ? continual efficiency improvement, reduction of natural resource consumption, and minimization of the building?s carbon footprint.
