Corporate Ridge III, constructed in 2007 by OPUS Northwest, LLC, was designed as an energy efficient building by OPUS Architects and Engineers, Inc. This design provides the building with an instant benefit with regard to earning the ENERGY STAR. The energy management system, installed when the building was built, greatly contributes to energy efficiency. It allows for precise control of heating and cooling systems and also allows occupants to program the lighting so that lights are turned off while the building is unoccupied.
NorthMarq Real Estate Services, LLC purchased the property management division of OPUS companies in 2009. Since then, NorthMarq representatives, on behalf of the owner, K Ridge, LLC, have continued the process of identifying and implementing energy-saving improvements. Some of these include installing a light sensor in the parking lot, separating the interior lighting system into various zones to allow the lights to remain on only in occupied areas, and replacing the existing 32-watt T8-lamps with 28-watt lamps.
In addition to its superb energy-efficient design, the building?s occupants, the employees of Farmers Insurance Group, also help conserve energy in the building. Farmers Insurance Group employees have put into practice an initiative to reduce their carbon footprint and promote a working lifestyle that aids in achieving energy savings. They actively participate in the Kansas City Power & Light energy curtailment MPower program and have installed automatic shutdown functions on their computers and office equipment. Farmers Insurance Group employees recycle paper, plastic and aluminum, as well as computers and office equipment. In honor of their commitment to environmental sustainability, they received the Johnson County Green Business award.
Working as team has allowed Farmers Insurance Group, NorthMarq, and the building owner to realize significant energy savings that have earned the building ENERGY STAR certification.
