Westway II is a 10-story, Class A corporate office building constructed in 2008 and located at Clay Road and the West Sam Houston Parkway in Houston, Texas, near Houston's "Energy Corridor." Designed by Kirksey Architects, the building facade is a combination of high performance glass with architectural accents including solar shading and daylighting panes on the southwest facade. Building entries feature elegant landscaping with integral lighting, leading tenants and visitors into a high ceiling main lobby with natural stone, stainless steel, custom Burl wood paneling, and glass accents. High speed elevators with custom interior finishes that mimic the main lobby finishes provide a short and smooth trip to the tenant floors. Restrooms include ceramic tile floors and walls with stone lavatory counters, Leadership in Energy and Environmental Design (LEED)-compliant low usage flush valves, and plumbing fixtures with infrared sensing activation. Building lighting is provided by T8 and T5 lamps powered by high efficiency electronic ballasts, as well as low wattage CFL spot lighting. Main lobby lighting is accented with stylish low voltage pendant fixtures as well as LED lighting used above the main lobby areas in recessed coves for added effect.
Onsite amenities include the "Innovation Cafe," which incorporates numerous energy conservation measures such as water-efficient fixtures and ENERGY STAR certified appliances.
Westway II is LEED-Core & Shell certified at the Silver level under the U.S. Green Building Council's (USGBC's) LEED Green Building rating system. Many "green" practices are utilized throughout the property, including water-efficient landscaping designs and irrigation systems, an energy-conserving building envelope, low-emitting materials, and MERV 13 primary air filtration for the HVAC system, as well as MERV 8 prefiltration to reduce replacement costs of the MERV 13 filters. All HVAC equipment, as well as the stairwell pressurization fans, are controlled by variable frequency drives (VFDs) for energy conservation. Both the HVAC and lighting systems are controlled by a fully integrated direct digital control (DDC) building automation system (BAS) that can be remotely accessed for ease of use after hours. All building systems were properly commisioned and are routinely maintained and calibrated to ensure that the planned efficiencies are in place and functioning as designed. Parking garage lighting is controlled by a DDC controlled WattStopper Lighting Integrater control panel utilizing astronomical settings aided by low voltage photocells on each side of the garage.
