Manhattan Towers is a six-story, Class A office property consisting of two buildings, located in Manhattan Beach, California. The property, constructed in 1985, is managed by Piedmont Office Management and is a property of Wells Real Estate Funds (Wells), a national purchaser and manager of Class A office buildings across the United States. As an ENERGY STAR partner, Wells is committed to continuously improving its sustainable practices to create exceptional environments for tenants.
To increase energy efficiency at the property, the following initiatives have been implemented:
-- Garage carbon monoxide sensors, exterior digital solar timers, and occupancy sensors have been installed.
-- Proactive preventive maintenance is performed (e.g., bi-annual MERV-13 filter changes, rebalancing 50 percent of all variable air volume (VAV) boxes, building automation system (BAS) checklists, scheduled performance measurements through Angus, etc.).
-- Four A/C compressors were replaced with state-of-the-art Turbocor compressors, an oil-less, low-maintenance system that reduced energy consumption 20 percent in less than 2 years of operation.
-- Cooling coils were replaced, maximizing A/C efficiencies.
-- Elevators were modernized, reducing elevator run-time dramatically.
In addition, a strict Indoor Air Quality (IAQ) management protocol is followed to address tenant concerns on a timely basis, while IAQ checkpoints are monitored monthly. Outdoor air ventilation flow rates exceed minimum ASHRAE standards by at least 30 percent. The use of HEPA-filter vacuum cleaners and microfiber dusters help reduce airborne dust particles.
The property's irrigation system was connected to the West Basin Water District's recycle water line in 2009. The project was completed just before the city's rate hike (from $1.61/HCF to $2.58/HCF), eliminating any impact on the property. Low-flow, automatic urinals and water closets, as well as auto-faucets, aid in restroom water conservation.
Communications:
Tenants receive quarterly "Green Bulletins," providing information on conservation projects at the property, ways to reduce energy consumption in their suites, and fun facts related to sustainability. The Green Bulletin helps keep energy conservation a focus at Manhattan Towers. The property's emphasis on green initiatives is evidenced by ENERGY STAR scores rising from 83 to 95 in 2 years.
