Midtown Manhattan, was built LEED GOLD Certified and operates as
LEED Platinum Certified. The Hearst Tower serves as the global
headquarters for Hearst Corporation, one of the nation's largest
diversified media companies. Managed by Tishman Speyer, the
46-story structure, which was designed by renowned architect
Norman Foster, rises 597 feet from its landmark six-story base,
the International Magazine Building, originally built by William
Randolph Hearst in 1928. The exterior of the building boasts an
innovative design of glass and steel, which makes for a modern
look that is unlike any other skyscraper in North America.
Once inside the
building, tenants are welcomed by a three-story water feature,
Icefall, which circulates rainwater, and Riverlines, a monumental
fresco consisting of water and earth from New York's Hudson River
and the Avon River in England. Rather than placing too much
emphasis on artifical light, office spaces take full advantage of
sunlight flowing through floor-to-ceiling windows that are
designed with low-E glass

resulting in 97
percent of occupied floors having window views and 96
percent having daylight exposure. Hearst Tower also boasts Wi-Fi
access, a state-of-the-art broadcast studio, a digital photography
center, a fitness center, an executive conference and dining

theater, galleries to showcase art exhibits relating to Hearst
brands, and a sleek Good Housekeeping Research Institute--housing
six labs to test virtually every consumer product in America.
Hearst Tower's
dedicated property management team led the execution of a number
of upgrades designed to operate the building more efficiently.
ENERGY STAR was, in part, achieved through a full-building
lighting relamp, temperature set point adjustments, and the use of
air and waterside economizers that offer free cooling whenever
outside temperatures allow.
A sub-metering
system was installed to keep track of electricity use throughout
the building to pinpoint high use areas. The installation of
variable speed drives have increased chiller plant efficiency. The
introduction of fewer operating hours and the ability to
automatically turn off computers as well as automatic lighting
controls on office floors are also contributing factors to
achieving the ENERGY STAR for superior energy performance. A
top-of-the-line management system ensures that energy consumption
levels in the various spaces throughout the building are well controlled.
