Resource Square III in Orlando, Florida, is a 5-story Class A office building whose tenants include, among others, defense contractors, corporate offices, and administrative workspaces. Recognizing the potential to improve Resource Square III's energy and financial performance, Carter turned to the proven strategy of EPA's ENERGY STAR program in 2009 for the tools and resource necessary to help achieve superior energy performance.
By working with ENERGY STAR to make Resource Square III more energy efficient, Carter Property Management is saving the building's owners about $30,000 per year in energy costs.
The building uses the Tracer Summit System as its energy management system (EMS), which includes programming for daily recalibration of the roof top units and water pumps. Building lighting consists of 3-lamp T8 fixures with energy saving ballasts and parabolic 18-cell fixtures. In 2009, occupancy sensors were placed in all building restrooms and are standard for all new interior tenant spaces.
In addition to these energy-saving features, SMART rain sensors were added to the irrigation system, reducing consumption approximately 55 percent from prior years.
The building also has bike racks, a basketball court, and a fully-equipped workout facility with men and women's locker and shower facilities for building employees.
Communications:
Over the past 12 months, our energy awareness activities have included hosting an Earth Day event for tenants and community vendors; sharing Green Tips and Energy Awareness information through the building newsletters; and recycling drives for old cell phones and electronic equipment. We plan to display the ENERGY STAR plaque in the building's lobby.
