Constructed in 2005-2006 and opened for business in January 2007, RE/MAX headquarters is a Class AA, 13-story, 233,471-square-foot, state-of-the art office building. The building also has an attached parking garage with 800 spaces spread over five levels.
RE/MAX earned the ENERGY STAR for superior energy performance as a result of several energy-efficient operational strategies. These include an optimized morning warm-up in which the Building Automation System stages the boilers in sequence at the latest possible time to meet the building temperature goals at occupied times. During the summer, the building uses a custom programmed purge system in which the warm building air is exchanged with cool outdoor air well before occupied times, minimizing the amount of chiller energy required to cool the building prior to occupancy.
A web-based Computerized Maintenance Management System (CMMS) was implemented from day one to monitor and track all aspects of tenant work orders and preventive maintenance activities. The CMMS also assists in purchase orders and effective inventory and asset management functions. This system allows for the building management team to achieve Premier Quality Service for our tenants.
The garage lighting system was updated in late 2009 from High Intensity Discharge (HID) lamps to the more efficient fluorescent technology. The energy usage was reduced by 50 percent and maintenance costs were reduced by 80 percent. The new lighting system provides a more even light distribution throughout the garage as well as better safety and security for everyone. RE/MAX has also added occupancy sensors to all restrooms and is currently beta-testing options to provide occupancy sensors in individual offices and work areas.
Late in 2009, an evapo-transpiration irrigation controller was installed to reduce irrigation costs. Potable water usage will be dramatically reduced by controlling irrigation requirements on a demand basis instead of the standard watering schedule. In addition, all of the building's sink aerators were recently upgraded to 0.5 GPM, and it is anticipated that as much as 40 percent water savings will occur in 2010 due to these changes.
In the spring of 2010 RE/MAX will begin pursuit of Silver Certification under the U.S. Green Building Council's (USGBC's) Leadership in Energy and Environmental Design (LEED) rating system.
